Excavating a lot in Gilbert is not just renting a machine and moving dirt. The soil under this part of the East Valley, the way water moves across a flat desert grade, and the utilities buried around a property all shape how the work is planned before a single bucket comes out of the ground. Getting those factors right at the start is what keeps a project from stalling halfway through.
Start with the soil, not the schedule
Gilbert sits on arid, sandy-to-clay soils that almost always hide a layer of caliche. Caliche is calcium carbonate cemented into a hardpan that can range from a crumbly crust to a layer nearly as tough as concrete. 811 only covers public utilities. Private runs, like irrigation mains, a line to a detached garage, low-voltage landscape wiring, or a septic component, are the owner’s responsibility to identify. On older Gilbert parcels and horse-property lots in nearby Queen Creek and San Tan Valley, private irrigation lines are common and easy to strike if nobody flags them.
Plan the water before you plan the hole
Gilbert is flat, which is a blessing and a problem. Flat ground does not shed water on its own, so any excavation has to account for where storm runoff will go.
